The Quad Science Campus Completes Final Life Science Facility with Major Tenant Secured for spec Suite

The Quad Life Science campus, a 9.8-acre life science and advanced-manufacturing park in West Cambridge, MA, has recently welcomed its third class A life science and lab building. Developed in partnership with Invesco Real Estate, the campus features three life science facilities and one advanced manufacturing building with future development opportunities.

The completion of 101 Smith Pl., which encompasses 161,616 s/f, represents the final milestone in realizing the vision for The Quad. Chief portfolio management officer at Davis, Cappy Daume, expressed excitement about the spec suite program at 101 Smith Place, designed with flexibility in mind to support the research and manufacturing needs of tenants like Samsung SDI.

Samsung SDI, a South Korea-based battery and electronic materials manufacturer majority-owned by Samsung Electronics, has secured a ten-year lease agreement with Davis for a 13,604 s/f spec suite on the third floor of 101 Smith Pl. upon completion in December 2024.

This LEED Gold-certified life science building features amenities such as high-efficiency HVAC systems, fitness center, Bluebike stations, and indoor bike storage. Tenants will also have access to nearby campus amenities in the West Cambridge neighborhood and dedicated shuttle services to Alewife station.

CBRE representatives Eric Smith, McKenna Teague, Tess Chandler, and Jack Scibner represented 101 Smith Pl. as the landlord’s leasing agents while Ruyi Cai of Montivista Real Estate Investment represented the tenant.
