Tel Aviv’s South of the Kiriya Project: A Promising Step Towards a Mixed-Use Business and Residential Center

Israel Land Authority tender: Opportunity to build a new business center in the heart of Tel Aviv

The Israel Land Authority has launched a new tender for a commercial and office complex as part of the expansive “South of the Kiriya” project in Tel Aviv. This new development signifies a significant step forward in the creation of a mixed-use business and residential center in a prime city location.

Spanning around 19 hectares, the project is located east of Derech Begin, south of The Hasmoneans and the Four St., north of Kaplan St., and west of Leonardo da Vinci St. The upcoming neighborhood will feature a central urban hub covering approximately 5 hectares, with commercial zones totaling around 25,000 square meters, office spaces amounting to roughly 354,000 sq.m., and public facilities encompassing approximately 16,900 sq.m.

In addition to these features, there will be approximately 648 units of “D Special” housing spread across a 2-hectare area, with designated spaces for tourism and vacation hotels covering 1/2 hectare. The development plan also includes around 6 hectares for road infrastructure improvements and pedestrian pathways, as well as 4.4 hectares of open areas including a central park with preserved trees and buildings.

The Israel Land Authority has not yet provided details on the minimum price and development costs for this project. However, it is important to note that the plot falls under the Ta/3000 plan, indicating its main purpose as a central business center in line with Tel Aviv’s urban development goals.
