Zimmel Associates Facilitates 16,300-Square-Foot Lease for Alliance Health System in Matawan

Zimmel helps health care services firm relocate from Morganville to Matawan with new lease arrangement.

Zimmel Associates recently facilitated a 16,300-square-foot lease at an office building in Matawan. The real estate services firm, based in Edison, announced on Tuesday that Alliance Health System had signed the lease at 14 Cliffwood Ave., a 48,000-square-foot property under new ownership by Laser Focus Holdings for the past nine months.

The health services company is relocating from Morganville to this new location. Zimmel Associates has been managing this building since 2008. The space at 14 Cliffwood Ave. comprises a total of 16,300 square feet, divided into a 9,200-square-foot unit on the first floor, an adjacent 2,900-square-foot space, and a 4,200-square-foot unit on the second floor.

Zimmel President David Zimmel highlighted the building as an excellent option for businesses looking for a conducive environment for growth. Alliance Health System was identified as the perfect tenant for this space due to their statewide network and their need for operational efficiency and accessibility in Matawan. The move from Morganville to Matawan aligns well with Alliance Health System’s corporate goals and signifies a strategic decision to enhance their operational efficiency and accessibility in the area.

Throughout the negotiations, CEO Nicolas Bufano and Chief Operating Officer Rayna Wolfman represented Alliance Health System. The lease also includes provisions for potential expansion within the building or the option to purchase it in the future.
